You probably have questions.
One of the most frequent questions we get is; "please describe the services you offer?" Following is a list of the city approvals we regularly work on:
1. Subdivisions. We specialize in residential or commercial subdivisions and smaller subdivision projects such as condo's, vertical subdivisions and lot splits. Let us help you sell individual parts of your property thereby increasing your property's value.
2. Due Diligence. We help lawyers, real estate agents and property owners with due dilligence prior to property purchase.
3. "3R" reports. We can correct faulty city 3R reports.
4. Permits for new houses, condominiums and ADU's. Actually, we will work for you on ANY required city approval but specialize in subdivisions, condos and lot splits.
5. Use determinations. What uses are allowed on your property or on the property you want to buy? We will find out.
6) Code enforcement actions. We can work with city staff and resolve pending complaints.
An Accessory Dwelling Unit (ADU) is a residential unit added to an existing building or lot. ADUs are subordinate to the primary residential unit(s), generally due to their location on the lot and/ or the size of the unit.
Also known as Secondary Units, In-Law Units, or Granny Flats, ADUs are generally developed using underutilized spaces within a lot, whether a garage, storage, rear yard, or an attic. ADUs are independent units that have their own kitchens, bathrooms and living areas.
ADU units can be developed either within the existing building, with an extension to the existing building, or as a separate structure. ADUs are more likely to utilize side entrances, have no parking area, and have a smaller total living area than a regular dwelling unit, and so forth.
We can manage the process from project design to zoning and building permit approval to final inspection and occupancy permits.
